How Bank FOIR Determines Sanction Limit
Indian banks do not sanction loans based solely on your gross CTC; they evaluate your Fixed Obligation to Income Ratio (FOIR). Under RBI norms, your total monthly debt servicing (including the proposed home loan EMI, existing car loans, and personal loans) cannot exceed 40% to 50% of your net in-hand monthly salary.
For example, if you aspire to take a ₹50 Lakh home loan (₹43,391/mo EMI at 20 years), your verified take-home salary credited to your bank account must be at least ₹86,782/month. Adding a co-borrower (spouse or parent) pools household income to comfortably clear bank FOIR thresholds.
Section 24(b) vs Section 80C Tax Shields
Under the Old Tax Regime, home buyers can claim up to ₹2,00,000 per financial year as an interest deduction under Section 24(b) for a self-occupied property, plus up to ₹1,50,000 under Section 80C for principal repayment and stamp duty.
Under the New Tax Regime (Section 115BAC), Section 24(b) deductions on self-occupied properties are ₹0. However, the New Regime provides lower slab rates and a ₹75,000 standard deduction, allowing borrowers to redirect tax savings directly into accelerated loan prepayments.
RBI 0% Prepayment & Foreclosure Rules
Under Reserve Bank of India circulars, all scheduled commercial banks and Housing Finance Companies (HFCs) are strictly prohibited from levying any part-prepayment penalty or foreclosure fee on floating-rate individual home loans, regardless of loan size or tenure.
Borrowers can execute lump-sum prepayments (via annual bonuses or Diwali incentives) with zero penalty. Prepaying just 1 extra EMI each year slashes a 20-year tenure down to approximately 14 years, saving over 35% in total interest outflow.
